Bangkok Central Business District (CBD and New CBD)

Highlight:

• Historically, the commercial activities in Bangkok concentrated around the Chao Phraya River, Charoenkrung Road, and Yaowarat (Chinatown).
• When Bangkok more developed and modernized, the business activities shifted to the new commercial areas or “CBD” nowadays. Three key neighborhoods areas are Silom/Sathorn, Wireless Road/Lumpini, and Early to Mid-Sukhumvit (Ploenchit, Asoke, Phrom Phong’s Soi. Sukhumvit 24).

Overview:

CBD or the Central Business District in Bangkok locates in the prime urbanized locations with the most business activities in terms of premier office buildings, luxury shopping malls, 5-stars hotels, leading of private hospitals and top educational institutions. According to CBRE Thailand, it defines the boundaries of the CBD as Silom, Sathon, Rama IV Road, Ploenchit, Wireless Road, Asoke, and the Early to Mid-Sukhumvit (Sukhumvit Road up to Soi 24). CBRE also classified the CBD into two different sections as follows:

• Core CBD: Silom/Sathon and Wireless/Ploenchit are well known as the original CBD locations. Silom and Sathon rose the prominence in the economic boom during the late of the 1980s and early 1990s. The area today is the home of local and international office buildings (especially Finance sector), high-quality residential options, embassies, and high-quality leisure urban lifestyles.
• Outer CBD: The Early-Sukhumvit (Asoke) and the Middle-Sukhumvit (Phrom Phong) classified as the outer CBD. These neighborhood areas have modernized facilities supported both business and leisure activities.

Currently, the occurrence of “New CBD” at The Rama 9 -Ratchada area has already established. Its strategic location (close to Asoke) offers both professional working environments, residential, and vibrant lifestyle. Moreover, various foreigners, especially Chinese, live in this area. In coming years, many mega projects such as the Super Tower Rama 9, Makkasan Complex, Singe Estate will help support the New CBD.
